  • Foundation issues or major repairs — retail buyers and their lenders walk away, but we don't
  • Estate sales and inherited properties — heirs who just want it handled quickly and fairly
  • Probate situations — especially when the estate can't afford to carry the property through a long listing
  • Divorce — when both parties just need a clean, fast close
  • Tax delinquent properties — sellers who need relief before the county acts
  • Code violations or unpermitted work — properties that won't pass inspection
  • Hoarder or heavily distressed homes — where as-is really means as-is
  • Sellers who need to close in days, not months
